CRB assures to help expand Railways network in Telangana

 Secunderabad: Indian Railways would extend full support in strengthening and expanding the rail network in Telangana, Railway Board Chairman A K Mittal said here today.

Mittal discussed the development plans of Telangana in a meeting with the state Chief Secretary Rajiv Sharma here and assured support for railway infrastructure development.

“Positively responding to the request made by Rajiv Sharma, Mittal assured that Indian Railways would extend full support in strengthening and expanding the railway network, especially providing additional facilities for rail movement of coal etc, for the new mega power plants, which are being set up in Telangana,” an official release said.

Appreciating the Hyderabad Metro Rail Project, Mittal assured its Managing Director NVS Reddy that railways would facilitate speedy execution of the eight Metro rail over bridges (RoBs), where Metro rail viaduct crosses the railway tracks, by providing necessary block periods etc, (stoppage of trains for a few hours during night time on some days), to allow Metro viaduct works over the railway tracks.

General Manager in-charge of South Central Railway P K Saxena and other senior officers of the Railway Board were also present at the meeting, the release added.

Hyderabad: Approximately 1,800 square meters of the Country Club of India and a Wakf Board property at Greenlands has been acquired by the Hyderabad Metro Rail to fill the gap which existed on this stretch.

Apprising the chief secretary Rajiv Sharma of the latest development, HMR MD N.V.S.Reddy clarified that all the bottlenecks and gaps will be cleared. Mr Reddy explained, “We have acquired the open land near the Country Club of India building. The land deals have been closed and will be handed over to L&T for construction works soon.”

Similarly, negotiations are also going on for the other gaps like Padma Hansa Apartments after ISKON temple at Secunderabad, front portions of residential homes and open areas outside homes on Road No. 5 Banjara Hills, 30 housing properties across Madhuranagar and Krishna Nagar in the Yusufguda stretch and furniture shops at Nampally. He assured the chief secretary that works were on in full swing.

Mr Sharma insisted that targets for completing utility shifting like sewage, water and electrical works must be carried out on time. He cautioned HMR not to delay works and also ensure that works of restoration of roads are carried out on a priority basis so that the users are not inconvenienced.

As part of rapid progress in Metro Rail realignments on the metro rail corridor-I (Miyapur-LB Nagar), it is expected that decades-old lake, a nursery and lawns on the Public Gardens premises may vanish. Also, hundreds of morning walkers may face inconvenience once the metro rail construction begins. Following the Telangana government’s directive to the Hyderabad Metro Rail to change the alignment in such a way that the Miyapur-LB Nagar corridor-I line passes from behind the Assembly instead of the front, preparations such as earmarking the right of way (RoW), pegging and soil testing on Public Gardens premises are in full swing.

The L&T-HMRL had already constructed pillars between Nampally and the Assembly en route Telugu University , but on Chief Minister K Chandrasekhar Rao’s instructions, the work was stopped last year.  As per the new alignment, RoW markings have been made in the commercial nursery (compound wall adja cent to the Nampally rail line), a lake, behind the Jubilee Hall, a kitchen, a temple, a building of general administration (protocol) department and police outpost (earlier bird enclosure).

As per the marking, nearly 15 pillars would be constructed between the nursery and lake on the Public Garden premises. Though there is no official communication from the HMRL to the horticulture department on the exact extent of Public Garden land it needs for the metro rail project, officials claim it could be around five acres.

“Without prior intimation, HMRL authorities started marking RoW for the metro rail on our premises. When the HMRL sent a letter to us seeking permission to allot Public Gardens land for metro rail four months ago, we made it clear that no permanent construction activity could be taken up in the water body or abutting it as per the Supreme Court directives. But they are going ahead without giving a reply,” assistant director, government gardens, department of horticulture, John Jawaharlal told.

The Public Garden is spread over 40 acres. On nearly 10-acre land, various structures, including offices of the horticulture department, Jubilee Hall, AP & Telangana Legislative Councils, GAD-Protocol (AP) property and museum are located. ” A nursery , spread over nearly three acres, may vanish due to the metro rail pillars,” he said.

A few structures, including a kitchen located behind the Jubilee Hall, a temple, a portion of the GAD protocol building, the police outpost and a portion of lake would get affected due to the nearly 1.5-km ROW . Besides, nearly 10 century-old trees and green lawns will be wiped out. “We fear threat to the heritage building, Jubilee Hall, during earth excavation works,” the official said.

Meanwhile, the Public Garden Walkers’ Association approached the Lokayukta in June and lodged a complaint against the HMRL for realigning the metro rail.

Hospitality & Real Estate Majors see more Greenfield Growth around Metro Rail Corridors in Hyderabad

Hyderabad: Hospitality and Real Estate majors are renewing their interest in Hyderabad by expanding their keys or setting up greenfield projects in the city after a gap of many years due to political uncertainty over the bifurcation of the State into Telangana from the Andhra Pradesh.  The top multinationals and Indian majors in the Hospitality and Real Estate industry observed that more and more Greenfield Growth is expected to be emerging in and around the three Metro Rail Corridors in Hyderabad. This has fueled with the rapid growth of investments by various Global giants.

The increased interest is primarily attributed to the relatively cheaper real estate costs, well planned Metro Rail corridors, well heeled urban infrastructure, growing floating population with surplus income, proposed Information Technology Investment Region and global giants such as IKEA and Amazon evincing interest to set up large facilities, among others. Importantly the proactive and forward-looking attitude of Chief Minister Kalwakuntla Chandra Sekhar Rao is seen as the prime prerogative for various industry majors to look at Hyderabad as global investment hub.

Hyderabad currently has over two dozen star hotels with leading brands including Taj Hotels, ITC, Marriott, Novotel, Park Hyatt, The Park, Westin, Radisson Blu, Trident, Avasa, Royal Orchid and Green Park, with a total of around 10,000 rooms in 3, 4 and 5-star segments.

ITC, Oberoi, StayWell and Hyatt are among half a dozen hotel brands that are keen to set up new properties with a cumulative capacity of around 1,200 rooms over the next 18-24 months involving around Rs 3,000 crore of investment.

Sandip Patnaik, managing director of the global real estate services firm Jones Lang Lasalle’s (JLL) Hyderabad chapter, attributes “the sudden interest by hospitality players primarily to the political stability, assured power supply, lower entry costs, apart from quicker ap provals by the Telangana government”. Further, he said, increased interest by retail players such as Amazon, Walmart, Metro and IKEA and several information technology and financial services firms to cash in on the urban infrastructure and skilled manpower would drive occupancy ratios of hospitality players.

Real estate services firm Cushman & Wakefield’s Director PR Srinivas said Hyderabad is among the seven top cities that would drive the sector’s growth. The other cities are Delhi, Mumbai, Bengaluru, Chennai, Pune and Ahmedabad. “While the sector could see at least 5% growth this fiscal on a national level, some regional markets like Hyderabad could see much better growths, owing to several advantages.”

Hyderabad is among the few Indian cities that has witnessed improved occupancy levels, according to STR Global Reports, where the city saw occupancy ratios growing healthily to 57% in 2014-15 from 50 per cent a year ago. However, owing to surplus availability of hotel rooms, the market saw its average room rates remaining flat at Rs 4,762, up from Rs 4,677 a year ago.

Hyderabad is the only city in India that has robust infrastructure like Hyderabad International Convention Centre (HICC) to host large global conclaves.

Telangana-Marathwada Nagarik Vichar Samithi, headquartered in Hyderabad with branches in Aurangabad and Nanded in Maharashtra demanded for renaming of Secunderabad Railway Station as “P.V.Narasimha Rao Terminus” and sanction for Light Metro Rail systems at Warangal-Hanamkonda-Kazipet tricity and Aurangabad in Marathwada region

Secunderabad: Commemorating the 94th birth anniversary of former Prime Minister of India Late (Shri.) P.V.Narasimha Rao, Telangana-Marathwada Nagarik Vichar Samithi – a think tank of senior citizens mostly comprising of retired Lawyers, Doctors, Engineers and the Students from the Telangana and Marathwada regions demanded renaming of Secunderabad Railway station as  P.V.Narasimha Rao Terminus to commemorate the 94th Birth Anniversary of former Prime Minister of India Late (Shri.) P.V.Narasimha Rao.

The Samithi President Sunil Salgaonkar (71) said that “the Telangana-Marathwada regions got extremely benefited and properly connected today due to Project Uni-Gauge announced and implemented by the former Primer Minister Late Shri P.V.Narasimha Rao.  Because of his planning and timely approvals these important railway sections of the region viz. Manmad-Aurangabad-Parbhani-Jalna-Nanded-Mudkhed-Nizamabad-Kamareddy-Secunderabad route, the Purna-Akola-Khandwa rail route and the Mudkhed-Adilabad-Pimpalkutti rail routes got converted into Broad Gauge within a short span of 10 years”.  Apart from this, the Railway line between Secunderabad-Nadikudi-Guntur was also completed in time during the same period due to his vision for the region and the might.  His support for various infrastructure projects in the region has actually started yielding towards greater economic development of the Telangana and Marathwada regions in particular, amongst other” he added.

Advocate Gopikishan Athwale (68), Secretary of the Telangana-Marathwada Nagarik Vichar Samithi said that the Samithi is about to install Bronze Statues of Late Shri P.V.Narasimha Rao at 100 important cities and towns in Telangana, Marathwada, Vidharba and few locations in Rayalaseema and Andhra region as well, towards a true tribute to the greatest Leader of India Late (Shri.) P.V.Narasimha Rao whose contributions not only have a highest impact on the Indian society to a great extent, but also globally. India’s growth economy and the the very potential in the region has wider impact across various global level that include EU region, USA, Mexico & Latin American regions, China and the Asia-Pacific. Narasimha Rao was one of the most silent reformist because of whom today we have large scale IT Jobs in India, said Gopikishan further adding that if his contributions towards opening up of the Indian economy had not taken place, there would have been large scale unemployment in India and the youth would have remained highly poverty-stricken, and importantly India would have been rated amongst the Third World countries even today with large scale unemployment, poverty, poor economy and other factors as a whole,” he said. Mr.Gopikishan further added “we have been demanding for renaming of Secunderabad Railway Station as P.V.Narasimha Rao Terminus due to the fact that he tried to take India towards 21st century in a true spirit of meeting the global challenges.  He is true global leader of the time, and due to his vision and determination, the very roots of Telecom, IT, Software, Banking, Manufacturing and other core Industry sectors got a revolutionary support in India with proper policy based institutional framework from the Government from time to time. Poverty has drastically reduced due to his policies in the country. Renaming of Secunderabad Railway Station as P.V.Narasimha Rao Terminus would be a right tribute to him and should be approved by the Governments both at Centre and State in remembrance of this great personality of India,” he added.

The members of the Samithi led by the president Sunil Salgaonkar and General Secretary Ratan Joshi, Secretary Subhash Chander Reddy and others submitted a Memorandum regarding the renaming of the station to Railway authorities in this regard.

The Samithi President also demanded Light Metro Rail for Warangal-Hanamkonda-Kazipet  in Telangana and Aurangabad in Marathwada as its population has grown exponentially in the recent past. Both the cities have got more than 18,00,000 population thus forming important urban conglomerates of the region. Warangal Tri-city comprising of Warangal, Hanamkonda and Kazipet is popular for education with institutions of repute, growing engineering and medical colleges, Kakatiya University and famous NIT/Warangal, apart from heavy footfall of rural folk to the city for various needs related to agricultural products and other factors, apart from various Railway related activities from Kazipet, making the region one of the fast emerging traffic corridors in the Telangana region.  Likewise, the Samithi also demanded for Light Metro Rail systems for Aurangabad in Maharashtra as the city population has grown exponentially in the recent past, with major Industries, Universities, Pharmaceuticals Companies, Production and Automotive component manufacturing Plants have concentrated there.

They said that the Samiti will shortly meet both the Chief Ministers of Telangana and Maharashtra states to submit their memorandum in this regard, and paralelly the Union Home Minister.

Hyderabad Metro to re-align Metro route at Assembly, Sultan Bazar

Hyderabad: Hyderabad Metro Rail Ltd has agreed to realign the route at the Assembly and the revised proposal has been approved by the Telangana Government.

Speaking to media persons here on Monday, HMR Chief Engineer Mohd Ziauddin said that the metro rail route would now pass from Lalitha Kalathoranam, backside of Jubilee Hall and DGP office. He said that the HMR would have relocate/demolish 23 pillars which have already been constructed.

It may be mentioned that Chief Minister K Chandrashekar Rao had objected to passing of Metro Rail from Gun Park opposite Assembly building. The HMR has also changed the route at Sultan Bazar, as asked by the Chief Minister.

The Narayanguda – MG Bus Station corridor will now pass through Koti Women’s College and Osmania Medical College. Ziauddin said that the final route would be finalised soon as the new alignment would affect one heritage building in Women’s College. Works are also on to finalise the Metro Rail route in the Old City. The Falaknuma corridor will pass through Musi River, Salarjung Museum, Puranapul, Bahadurpura, Eidgah Mir Alam, Tadban, Shamsheerganj to Falaknuma. This will be 3.5 kilometre longer than the originally proposed route.

Ziauddin informed that the about 1,000 MM Water Line and 600 MM Sewerage Line was getting affected on the route from Narayanaguda – Musheerabad.

He informed that HMR will have large spans at major junctions like Khairtabad, Punjagutta and MJ Market by constructing cast-in-situ (on-site) construction of viaduct. He said that maximum care has been taken in finalisation of pier (pillar) locations at all the important junctions by considering free movement of road traffic. Normally the pillars of Metro are kept at 100 ft spacing whereas at important junctions the pillars are kept at about 200 ft spacing so as to have clear vision to all the vehicle drivers in every direction.

Ziauddin informed that so far about 1800 (65%) piers and foundations have been completed and viaduct has been completed for about 38 km length (out of a total 72 km). “The works are progressing at a brisk pace in all the corridors and L&T has deployed about 16 launching girders for erection fo viaduct segments by lifting it from the top,” he said. All the seven Metro Rail stations in Stage-1 namely Nagole, Uppal, SOI, NGRI, Habsiguda, Tarnaka and Mettuguda are completed.

He also informed that there are plans to extend HMR by 88 KM and the plans have been to the State Government for approval. The consultant has submitted proposals suggesting extension of HMR up to 400 KM. He said that Metro Rail drivers are undergoing training of 400 hours at Nagole station. Of 56 trains, 33 have already arrived in the city, he said.

Ziauddin has recently undergone training on Sustainable Urban Transport at Dubai which was sponsored by World Bank and he was nominated by the Union Ministry of Urban Development. He informed that the best practices adopted by Dubai Metro Rail would also be considered by HMR for better efficiency.
